A few we’ve built recently — every one custom-made in West Kelowna and installed by our own crew.

More Than a Patio Cover or Sunroom
A 3-season room (also called a sunroom or solarium) gives you a fully enclosed outdoor space. Bug-free summer evenings. Comfortable spring and fall mornings. It’s the room your patio was meant to be.
Months of Use
March through November, easy. Throw in a heater? You can push it into December.
Bugs Inside
Fine mesh screens. No mosquitoes, no wasps. Actually enjoy being outside.
Custom Built
Every room is designed for your space. Not prefab kits — actual custom construction.
30-Year Warranty
Aluminum frame and structure? Backed 30 years. Transfers if you sell the house too.
Your Patio Sunroom, Enclosed and Protected
Additional Living Space
A 3-season room adds functional square footage to your home. Dining room, lounge, office, yoga space — it’s whatever you need it to be.
Bug-Free Outdoor Living
Screens let the air through, keep the bugs out. Simple as that. No more mosquitoes at dinner.
Weather Protection
Rain can’t touch you. Wind is blocked. The roof keeps you dry. Enjoy the outdoors without checking the forecast first.
Serious ROI
Enclosed living space adds real value to your home — and unlike most upgrades, it’s a room you actually use. That’s a payoff you feel every day.

Built for BC Winters
We’re not shipping prefab kits from Ontario. We design and manufacture everything right here in West Kelowna, over-built for local conditions.
- Built for snow — Our roofs are over-built to handle Okanagan winters, and we size the structure for your specific area.
- Built for valley winds — Glass and screen panels are secured tight for Okanagan winds. No rattling, no worry.
- UV protection — Okanagan sun is intense. Our materials won’t yellow, warp, or fade.
- Our own crew — Designed, manufactured, and installed by our own West Kelowna team — never subcontracted out.
Every room is over-built for BC winters and sized for your exact spot. We keep it straightforward — no guesswork, no runaround.
What Affects Your Quote
No two projects cost the same. Here’s what drives the price up or down.
Size
Bigger room = more materials, more labor. A 10×12 costs less than a 16×20. Simple math.
Screens vs Glass
Screen walls are cheaper. Glass panels cost more but give you more months of use. Most people mix both.
Foundation Work
Good concrete pad? You’re set. Need footings poured? That adds cost. Old deck needs reinforcing? Factor that in.
Electrical
Ceiling fan and a few outlets? Reasonable. Full lighting, heater circuits, audio? More wiring, more cost.
Access
Easy driveway access? Great. Steep hillside with no truck access? Materials go up by hand. That takes longer.
Permits
Some rooms need a permit, some don’t. We’ll tell you exactly what your project needs and keep it simple.

Frequently Asked Questions
What’s the difference between 3-season and 4-season rooms?
3-season rooms aren’t insulated or heated. They’re designed for spring through fall. 4-season rooms (sunrooms) are fully insulated, heated, and usable year-round — and cost more.
Can I heat a 3-season room?
You can throw a space heater in there, sure. But for January use? You need a 4-season room. That means insulation, vapor barrier, real HVAC.
How much does a 3-season room cost?
It depends on the size and options you choose — every project is custom. The best way to get your number is a quick, no-pressure quote. Get yours here.
Do I need a permit for a 3-season room?
Enclosed rooms usually do need a permit in BC. We’ll tell you exactly what your project needs and keep the process simple.
Can you convert my existing patio cover to a 3-season room?
Often yes. If your current cover has a solid roof and good structure, we can add screen or glass walls to enclose it. We’ll assess during the consultation.
Screen vs glass walls — which should I choose?
Screens: better airflow, cheaper, keeps bugs out. Glass: blocks wind, extends the season, costs more. A lot of people mix both — glass where the weather hits, screens everywhere else.
