Benefits of Covered Patios: What Changes the Day the Roof Goes Up
The real benefits of covered patios: shade and UV protection, year-round rain cover, winter use, furniture that lasts, and a brighter kitchen under glass. Resale appeal and lower cooling costs come along for the ride.
Designed, built and installed in the Okanagan by our own crew. We’ve put up 1,500+ patio covers since 2005, and the same handful of reasons come up every time a homeowner tells us why they finally did it.

Benefits of a Custom Patio Cover: Shade and Rain
1. Shade and UV Protection on a Patio With Roof
This is the one everyone names first. Sit under a patio with roof and you get real shade, not the dappled kind you get from an umbrella that moves with the sun. Kids can play out there at noon, grandparents can sit without squinting, and nobody’s reapplying sunscreen every half hour just to eat lunch outside.
2. Rain Protection on a Covered Deck
A covered deck doesn’t care if it’s drizzling. Rain hits the roof and runs off, and your evening plans don’t get cancelled because the forecast changed. We hear this one constantly: people tell us their covered patio gets used in a light rain more than their old uncovered deck ever got used in full sun.

| Situation | Uncovered patio | Covered patio |
|---|---|---|
| Rain in the forecast | Plans get cancelled | Rain hits the roof, you stay out |
| 2 to 4pm in July | Too hot to sit still | Shaded and usable |
| October through April | Patio sits empty | Still usable most days |
| Patio furniture | Fades, warps, needs covering every night | Stays dry and out, lasts longer |
| Selling the home | A bare deck buyers have to imagine finished | A finished space buyers can picture using |
A Patio Roof You Can Use All Winter
3. Winter Use, Furniture and All
Without a cover, outdoor covered patio furniture usually gets dragged inside or buried under tarps by November. With a solid aluminum roof overhead, snow slides off and the patio underneath stays dry enough to use on a clear winter day. We’ve had homeowners tell us they use their covered patio more in a cold snap than they ever used their old open deck in August, mostly because the option is finally there.

4. Cushions Stay Dry Without Covers
If you’ve bought patio cushion covers, dragged cushions inside every night, or thrown a tarp over the whole set when the forecast shifted, a roof ends that routine. Fabric stays dry, colour stays true, and you stop treating your own backyard furniture like it’s made of paper.
5. Furniture Lasts Longer Under a Roof
Waterproof patio furniture covers are a workaround for a problem a roof solves outright. Under cover, metal frames don’t corrode, wood doesn’t crack and split, and cushions don’t need a nightly cover-and-uncover routine. You end up buying furniture you actually like, because you know it’ll hold up.

Covered Patio Mistakes We Get Called to Fix
- A solid roof straight over the kitchen window. It darkens the room all winter. Glass over windows, not aluminum.
- Buying patio chair covers out of habit. Once the roof’s up, most people stop using them within a season.
- Ignoring which way the patio faces. A west-facing patio under clear glass gets warm by mid-afternoon; tint it or go solid instead.
- Treating it as a summer-only project. The winter and shoulder-season use is half the reason to build one.
- Assuming any cover looks the same to a buyer. A tarp over posts and a finished aluminum or glass structure read very differently at resale.

6. Kitchen Window Light Under Glass
Here’s the one people don’t think about until it’s too late. A solid aluminum roof over windows that sit under it makes the room behind them darker, even on a sunny day. Run a glass patio dining cover over that same spot instead and the kitchen stays bright through the grey months, while the table underneath still stays dry. It’s a small design choice at the quote stage that changes how a whole room feels for years.
Resale Appeal and Lower Cooling Costs
7. Resale Appeal, Honestly
We won’t put a number on this because nobody honestly can; every home and every market is different. What we will say: buyers touring an Okanagan home respond well to a finished outdoor space they can picture themselves using, not a bare deck with a few plastic chairs on it. A well-built cover reads as something the house was designed with, not bolted onto. See our guide to patio covers and home value in BC for more on how that plays out.
8. Lower Cooling Load in Summer
A cover over south- or west-facing windows shades the glass that would otherwise be letting hot afternoon sun straight into the house. Less heat getting in generally means your AC doesn’t have to work as hard on a hot July day. It’s not the reason most people build a patio cover, but homeowners tell us they notice it the first summer.
| What bugs you most about your patio | The benefit that fixes it |
|---|---|
| Sun bakes you out by 2pm | Shade and UV protection |
| Rain cancels the weekend | Year-round rain cover |
| Deck sits empty October to April | Winter use |
| Furniture looks wrecked after one summer | Furniture protection, no cushion covers needed |
| Kitchen goes dark under a solid roof | A glass cover over the window |
| Planning to sell in a few years | Resale appeal |
| AC runs non-stop in July | Lower cooling load |

Covered Patio Questions
Is it worth getting patio glazing or covering the patio in another way?
It depends on what the patio sits under. Glazing (glass) makes sense where a window needs light, like off a kitchen, while a solid aluminum roof is usually the better call for the main seating area since it blocks more heat and sheds snow cleanly. Most of our builds mix both on the same patio.
Does a covered patio increase home value?
We can’t put a number on it, and we won’t pretend to. What we see consistently is that buyers respond well to a finished outdoor space over a bare deck, since it signals the home works for more than just the summer months. It’s one factor among many at resale, not a guarantee.
What is a covered patio?
A covered patio is an outdoor space with a solid roof overhead, either attached to the house or freestanding on its own posts. Ours are heavy-gauge aluminum or tempered glass, custom coloured to match the house, and designed, made and installed in-house by our own crew.
How much do covered patios cost?
It depends on size, material, and whether it attaches to the house or stands on its own. Aluminum and glass price differently, and every yard is a different shape. The only honest way to get a real number is a free on-site quote.
Does a patio roof block UV and keep furniture from fading?
Yes. A solid aluminum roof blocks direct sun outright, and tempered glass cuts a good amount of UV while still letting light through. Furniture, cushions and finishes all last longer underneath because they’re not taking a daily beating from the sun.
Can a covered deck be used in winter?
Yes, on most clear days. Snow slides off a solid roof instead of piling up on the deck, so you can still step outside through the winter. For a fully enclosed space you’d want a 3-season or 4-season room instead of an open cover.
