Glass Balcony Covers

If your balcony faces the lake or mountains and you don’t want to lose the view looking up, glass is the answer. We cover the glass pros and cons in a separate guide. We use tempered safety glass with UV filtering so it blocks the burn but lets in the light.

  • Keeps the view completely open overhead
  • UV-filtered panels cut heat while letting light through
  • Heavier than aluminum — structural check required
  • Best for: view properties, south-facing balconies

Insulated Panel Covers

For balconies you want to use late into fall, insulated panels are the move. They keep heat underneath the cover instead of radiating it up and away. Pair them with side panels and you’re basically adding a 3-season room.

What We Don’t Install: Fabric awnings, retractable canopies, or shade sails. They don’t hold up to Okanagan winters and they’re not rated for snow load. If someone quotes you a fabric balcony cover in this area, ask them what happens when it snows.

Condo and Strata Considerations

This is the part that trips people up. About half our balcony cover inquiries come from condo owners, and the strata process adds steps.

What You Need From Your Strata

  • Written approval before anything gets ordered or installed
  • Colour matching — most stratas require covers that match the building exterior
  • Engineering documentation — we provide this to show it won’t affect the building structure
  • Insurance considerations — your strata may want proof of installer liability coverage (we carry $5M)

Common Strata Restrictions

  • No drilling into structural concrete (we have non-penetrating mounting options)
  • Must not extend beyond the balcony footprint
  • Colour must match existing building palette
  • May need to be removable (rare, but some stratas require it)

Installation Process

Balcony installs are different from ground-level patio covers. Here’s what ours look like:

  1. Site visit and measurement — we check structural capacity, access, and take precise measurements
  2. Strata submission (if applicable) — we prepare the full package for your council
  3. Engineering and permit — stamped drawings if your municipality requires them (see our permits guide)
  4. Manufacturing — everything is cut and finished in our West Kelowna shop
  5. Installation — typically 1-2 days on site, minimal disruption to neighbours
  6. Final inspection and cleanup

Most balcony cover projects take 3-6 weeks from signed quote to finished install, depending on strata approval timelines and permit processing.

Keeping Your Cover in Shape

Aluminum and glass balcony covers are about as low-maintenance as it gets:

  • Aluminum: Rinse with a hose twice a year. Use mild soap if there’s buildup. That’s it.
  • Glass: Clean with glass cleaner or soapy water. Same schedule — twice a year unless you’re particular about water spots.
  • Gutters: Clear leaves in fall. Check downspout connections in spring.
  • Fasteners: Give the bolts a visual check once a year. If anything’s loose, tighten it.

Yes, but you need strata approval first. We prepare the full submission package — engineering drawings, colour samples, specs, and installation plan. Most strata councils approve aluminum covers because they’re lightweight and match building exteriors easily. The approval process typically takes 4-8 weeks depending on your strata’s meeting schedule.

How much weight can my balcony support?

Residential balconies in BC are typically rated for 40-60 lbs per square foot of live load. Our aluminum covers add only 2-3 lbs per square foot, well within limits. Glass covers are heavier at 5-8 lbs per square foot. We always verify your balcony’s load capacity during the site visit before recommending a system.

Will a balcony cover make my unit darker?

Solid aluminum covers do reduce direct overhead light, but they don’t block the light coming in from the sides. Glass covers let light through while filtering UV. Most of our clients find the trade-off well worth it — you lose some overhead glare but gain a usable space that was previously too hot or wet to enjoy.

Do balcony covers handle Okanagan snow?

Ours do. Every cover we build is engineered for local snow loads (2.4-3.0 kPa in the valley floor). The slope sheds snow naturally. We’ve never had a snow-related failure on any of our installations, including the heavy winters of 2022 and 2024.
