Size
Bigger room = more materials, more labor. A 10×12 costs less than a 16×20. Simple math.
Screens vs Glass
Screen walls are cheaper. Glass panels cost more but give you more months of use. Most people mix both.
Foundation Work
Good concrete pad? You’re set. Need footings poured? That adds cost. Old deck needs reinforcing? Factor that in.
Electrical
Ceiling fan and a few outlets? Reasonable. Full lighting, heater circuits, audio? More wiring, more cost.
Access
Easy driveway access? Great. Steep hillside with no truck access? Materials go up by hand. That takes longer.
Permits
Always included in our quotes. Some municipalities are more expensive than others. We handle all of it.

Frequently Asked Questions
What’s the difference between 3-season and 4-season rooms?
3-season rooms aren’t insulated or heated. They’re designed for spring through fall. 4-season rooms (sunrooms) are fully insulated, heated, and usable year-round — and cost 2-3x more.
Can I heat a 3-season room?
You can throw a space heater in there, sure. But for January use? You need a 4-season room. That means insulation, vapor barrier, real HVAC.
How much does a 3-season room cost?

Do I need a permit for a 3-season room?
Yep. BC requires permits for enclosed structures. We take care of it — drawings, submissions, inspections, all of it.
Can you convert my existing patio cover to a 3-season room?
Often yes. If your current cover has a solid roof and good structure, we can add screen or glass walls to enclose it. We’ll assess during the consultation.
